1. All applicants and anyone 18 or over that will be living in the house must provide a copy of their driver's license, or state issued photo ID, apply online separately, and undergo a thorough background check and credit report.

2. The home currently has a solid surface cooktop, double ovens, dishwasher, and microwave. The tenants have use of these appliances while living in the home. It does not have a refrigerator washer or dryer but they can be added for $25 a month each

3. Smoking of anything OR Vaping is NOT allowed on this property, inside or outside.

4. Family income must be three times the monthly rent and proof is required (pay stub, W2, or last two years tax returns for those who are self employed).

5. $2,000 refundable deposit (ยฝ of 1 % of the homeโ€™s value)

6. Animals: We do allow animals for an additional non-refundable fee per animal of $500.00, and extra monthly charge of $50 per month per animal. Maximum of 3 animals, as per City of Germantown Code.

7. Before the tenants receive keys, the tenant must put ALL utilities in their name and are required to show proof of renterโ€™s insurance, paid one year in advance, to protect their personal property and at least $100,000 liability protection, with Advantage Property Management, and Pam and Richard Scarbrough listed as additional insureds which should be no extra charge to the tenants.

9. No motorcycles are to be on this property at any time.
